Is the £4.99 per-offer fee refundable?
No. The £4.99 is a one-off fee for the right to submit a soft offer to a specific seller. It is non-refundable regardless of the outcome — including if the seller rejects your offer, ignores it, or withdraws the listing.
The fee buys you the right to make the offer, not the outcome. It exists to keep seller inboxes serious and to filter casual browsing from real intent.
What happens if the seller rejects my offer?
Your identity is never revealed to the seller, so a rejection has no impact on your privacy. You're free to:
We don't credit, refund, or roll over the fee from a rejected offer.
What happens if the seller doesn't respond?
Sellers aren't obligated to respond to every soft offer. If a seller doesn't reply, the fee is still non-refundable — making the offer was the action you paid for. We do nudge inactive sellers to act on pending offers.
Do I pay anything else if my offer is accepted?
No. Once accepted, identity exchange and viewing requests are free (for Scottish properties, the seller must have provided a Home Report first). QuietList does not take a commission on the eventual sale.
When does Early Access make more sense than per-offer?
Early Access (£19.99/month) pays for itself once you're making four or more soft offers in a month. It also gives you a 48-hour first look on newly listed homes and a Verified Buyer badge on every offer.
Do sellers ever pay anything?
No. Listing on QuietList is free for sellers. We may introduce optional paid placement (e.g. featured adverts) in future, but listing itself will remain free.
