About QuietList
Property is too loud.
The current property market is built on noise. For-sale boards. Open houses. Bidding wars. A neighbour-by-neighbour broadcast of your most personal financial decision.
The best deals — the ones the industry calls "off-market" — happen quietly between people who know each other. We thought everyone should have access to that market.
So we built it.
Origin
Why this exists.
A few years ago, a friend sold their flat in three days — to someone in their building's WhatsApp group. No board. No viewings. No agent. Just two people who already trusted each other agreeing on a price over a coffee.
That's how the top end of the market has always worked. Private introductions. Discreet conversations. A small circle of people who hear about things first.
QuietList is that circle, opened up. A members-only network where any UK homeowner can quietly test the water — and any serious buyer can see what's coming before it ever hits the portals.
No boards. No bidding wars. No middlemen taking a cut.
The difference
Built for the quiet market.
How QuietList compares to the alternatives sellers and buyers usually consider.
What we believe
Three things, held tightly.
Privacy
is the default, not the upgrade. Every flow assumes you'd rather not be seen until you're ready.
Signal
matters more than impressions. Real intent beats vanity metrics every single time.
Patience
beats panic. The best property decisions take weeks of quiet thought, not weekends of frantic open-house hops.
Principles
How we operate.
Four commitments that shape every decision we make about the product.
- 01
We are not estate agents.
We don't negotiate, represent, or take a cut of your sale. We're a technology platform — the introductions and decisions belong to you.
- 02
Identity stays hidden until you choose.
Names, exact addresses and contact details only surface when both sides have agreed to take a conversation forward.
- 03
Both sides, one membership.
Most of our members are quietly looking at both ends of the chain. One account unlocks listing privately and browsing off-market.
- 04
Built in Scotland, for the UK.
We're a small, independent team based in Scotland. No VC growth-at-all-costs playbook — just a tool we wanted to exist.
A note from the team
"We're not trying to disrupt estate agents. We're trying to give everyone else a quieter way in — the same back-channel that's always existed for people who happened to know the right person at the right time."
— The QuietList team, Scotland
Common questions
The things people ask first.
Is QuietList an estate agent?
No. We're a technology platform that facilitates private introductions between buyers and sellers. We don't represent either party, negotiate on your behalf, or charge commission on a sale.
How is it free?
Listing and browsing are free today while we grow the network. If we introduce paid features in future, the core private-listing experience will remain free.
Who can see my listing?
Verified members only. Photos are blurred, the postcode is shown at area level, and your identity stays hidden until you choose to reveal it to a specific buyer.
What's a 'soft offer'?
A non-binding indication of interest with a price and a short note about the buyer's situation. It opens a private thread — nothing is committed until you both agree to progress.
Do I still need a solicitor?
Yes. Once you've agreed terms with a buyer, the legal conveyancing process happens exactly as it would with any property sale. We don't handle that part.
