Origin

Why this exists.

A few years ago, a friend sold their flat in three days — to someone in their building's WhatsApp group. No board. No viewings. No agent. Just two people who already trusted each other agreeing on a price over a coffee.

That's how the top end of the market has always worked. Private introductions. Discreet conversations. A small circle of people who hear about things first.

QuietList is that circle, opened up. A members-only network where any UK homeowner can quietly test the water — and any serious buyer can see what's coming before it ever hits the portals.

Common questions

The things people ask first.

Is QuietList an estate agent?

No. We're a technology platform that facilitates private introductions between buyers and sellers. We don't represent either party, negotiate on your behalf, or charge commission on a sale.

How is it free?

Listing and browsing are free today while we grow the network. If we introduce paid features in future, the core private-listing experience will remain free.

Who can see my listing?

Verified members only. Photos are blurred, the postcode is shown at area level, and your identity stays hidden until you choose to reveal it to a specific buyer.

What's a 'soft offer'?

A non-binding indication of interest with a price and a short note about the buyer's situation. It opens a private thread — nothing is committed until you both agree to progress.

Do I still need a solicitor?

Yes. Once you've agreed terms with a buyer, the legal conveyancing process happens exactly as it would with any property sale. We don't handle that part.
